First Steps Rent

  • located in refurbished or new-build developments provided by Housing Associations (often in the same development as Shared Ownership properties)
  • you rent a home at less than the current market rate. It is usually at least 20% lower than for a similar home in a similar area if rented from a private landlord
  • conditions of tenancy vary depending on the landlord (eg Housing Association or local council).
  • some schemes offer a fixed term tenancy for a period of between three to five years
  • other schemes have the option to buy the property at a later date, either outright or by purchasing a share and converting to a Shared Ownership lease.

Westminster City Council Intermediate Rent Scheme

This scheme officially launched by the council established charity Westminster Community Homes is aimed at assisting single people earning between £20,000 and £30,000 and couples with a household income of between £30,000 and £40,000.

The scheme will offer access to a limited number of one bedroom properties located throughout Westminster as they become available. These will be let on an 'assured short-hold' tenancy agreement for 12 months at an extremely competitive rent of £140 per week. There will be the option to sign up to further one year tenancies but the properties will only be available for a maximum period of five years.

The scheme will offer tenants an annual incentive payment of up to £500 per year, if terms and conditions are met. Ultimately, the scheme is aimed at encouraging people to save a deposit for their onward move, whether that be becoming a home owner via one of the low cost home ownership schemes or renting a new home elsewhere. .

All Homeownership Westminster registrants will automatically be considered for this scheme and prioritised according to Westminster City Council requirements. It is therefore important to ensure that those interested in the scheme are fully registered with the service.
